Property Condition Assessments (PCA)

Formal ASTM E2018 assessments for commercial buyers, lenders, investors, and property managers who need more than a standard inspection.

What Is a Property Condition Assessment?

A PCA is a structured commercial real-estate evaluation performed to the ASTM E2018 Standard Guide for Property Condition Assessments. It goes beyond a standard commercial inspection by combining a walk-through survey of the building's major systems with a document review, permits, maintenance records, drawings, and prior reports, to paint a complete picture of the asset.

The deliverable is a Property Condition Report (PCR) containing observed deficiencies, immediate repair needs, Remaining Useful Life (RUL) estimates for each major system, and a Capital Reserve Table that projects repair and replacement costs over a defined term, typically 10 to 12 years.

PCAs are commonly ordered during due diligence for commercial acquisitions, refinancing, and portfolio reviews. Lenders, REITs, private investors, and insurance underwriters rely on the PCR to quantify risk and plan capital budgets before closing.
